Light Commercial Inspections

The term ‘light commercial’ is used to describe commercial properties containing less than 20,000 square feet, with or without living quarters attached, such as apartments. It can also include a multi-unit building containing 5 or more apartments.
Such buildings often include a small company or doctor’s office and may have additional apartments in the building, or may be a warehouse of many thousand square feet. These types of structures often contain many of the same systems and components found in a residential building. So for clients planning to purchase a storefront or a warehouse, this is a perfect solution to their professional inspection needs.
Our Standards Of Practice
Commercial Property Inspection
Our Commercial Inspections adhere to the Standards of Practice of the American Society for Testing and Materials Designation: E 2018-15, as outlined in Section 8, excluding Section 7 (Document Review and Interviews), Sub-section 8.4.8 (Vertical Transportation) and Section 9 (Opinions of Probable Costs to Remedy Physical Deficiencies).
- Access to the roof is expected and necessary to complete the "Walk-Through Survey".
- A building manager or designated representative must be available at all times during the Walk-Through Survey.
- A "Walk-Through Survey Agreement" between the client and Cottage Hill Inspections, Inc. must be signed and returned by the conclusion of the Walk-Through Survey. This agreement is usually e-mailed in advance and upon acceptance of a Walk-Through Survey Proposal.
Understanding Your
Property Condition Report
A comprehensive, narrative style “Property Condition Report” is issued to the client within 72 hours of the conclusion of the Walk-Through Survey. This custom report will include digital photos, associated diagrams and maintenance tips.
